Service Agreement for Property Tax appeal

Service: Property Owner authorizes Goodrich Realty Consulting, LLC (GRC) as its exclusive agent to represent the property owner before the appraisal district and authorizes GRC to negotiate the property value on the owner’s behalf. The scope of  services includes developing and  maintaining cooperative working relationships with assessment officers, preparing tax reduction strategies, filing protests, and presenting appeals at either informal or formal hearings at the administrative level. The methodology and strategies employed shall   be at the sole discretion of GRC. Unless otherwise agreed to in writing, property owner authorizes GRC, at its sole discretion to settle values informally with appraisal district staff without any prior approval by property owner. Additionally, at the sole discretion of GRC, GRC may withdraw a protest in any given year if GRC determines that such protest would possibly be detrimental to the client’s best interests or if GRC determines that there is insufficient evidence on which to base a successful protest to lower the taxable value.

Property Owner agrees to forward in writing any communications     received from the appraisal district immediately to GRC.  Failure to do so may cause GRC to miss critical deadlines and  GRC cannot be   responsible for any adverse decision due to failure to receive communications timely from the property owner.

Fees: Property Owner agrees to pay GRC upon invoice 25% of the tax savings for commercial appeals and 40% of the tax savings for residential appeals. The most recent published tax rates of the taxing entities relevant to the property will be used to calculate the expected tax savings. Property Owner agrees to pay the total invoice amount within 30 days of receipt. Failure to pay the invoice within 30 days will result in a penalty of

1.5% per month of the outstanding balance or the  maximum allowed  by  law. Any cause of action resulting between GRC or its   employees   and   the   client   in   conjunction   with this   tax consulting   engagement   will   be   limited   in   damages   to   the amount of the invoiced fee for the applicable year.

Term: The term of this agreement begins when GRC delivers to Client  a fully  executed copy  of  this  agreement  and  receives  a current signed Appointment of Agent form from the client. GRC will  continue  to  represent  the  client  each  year  unless  client delivers  to  GRC  written  notification  of  termination  prior  to March 1 of the calendar year. Absent such notification, GRC will begin  preparations  and  research  for  the  upcoming  protest opportunity. If a request for termination of services is received prior to March 1, GRC shall terminate the Appointment of Agent Authorization  with  the  appropriate  appraisal  district  and  have no  obligation  or  liability  for  property  tax  services  to  the  owner from   that   date   forward.   We   provide   a   removal   of   agent document on our website at grctax.com/terminate.
